AND THIS APPLICATION IS TO AMEND THE ZONING TEXT TO ALLOW FOR A SECOND RESIDENCE TO BE CONSTRUCTED IN AREA B OF HENNIGAN'S GROVE, SOUTH. THE PROPOSED ZONING TEXT WOULD PERMIT THE SECOND RESIDENCE IN AREA B THAT CURRENTLY ONLY PERMITS ONE RESIDENCE. THE PARCEL WAS ZONED PDR UPON ANNEXATION, WITH THE ZONING TEXT AS PART OF ORDINANCE C0501 AND THE LIMITATION TEXT IS ALSO ASSOCIATED WITH RESOLUTION CR 2601 WITH. THAT WAS THE APPROVAL OF THE FINAL DEVELOPMENT PLAN.
ADDITIONALLY, THE ZONING TEXT ALLOWS FOR ONE 5000 SQUARE FOOT OUTBUILDING AND THE PROPOSED TEXT WOULD ALLOW FOR THE CURRENT BUILDING TO REMAIN BUT RESTRICT ANY ADDITIONAL OUTBUILDINGS OF THIS SIZE. THE PROPOSED ZONING MEETS ALL APPLICABLE GROVE CITY 2050 GUIDING PRINCIPLES, AND AFTER REVIEWING CONSIDERATION, THE DEVELOPMENT DEPARTMENT RECOMMENDS PLANNING COMMISSION MAKE A RECOMMENDATION OF APPROVAL TO CITY COUNCIL FOR THE REZONING AS SUBMITTED.
