THIS PROPOSED PLAT IS FOR AUTUMN GROVE. SECTION SIX, PHASE ONE. THE FINAL DEVELOPMENT PLAN WAS APPROVED IN 2022. FOR THIS APPLICATION, AND THE PLAT FINALIZES THE CONFIGURATION OF SECTION SIX, PHASE ONE. THE PLAT INCLUDES 44 LOTS, TWO RESERVES AND RIGHT OF WAY DEDICATION FOR NEW ROADS AND ROADWAY EXTENSIONS ON 24.353 ACRES. ALL PROPOSED LOTS MEET THE LOT SIZE REQUIREMENT ESTABLISHED IN THE ZONING CODE FOR THE R-1 ZONING DISTRICT. ZONING DISTRICT TWO RESERVES WILL BE CREATED WITH THE PROPOSED PLAT, ONE CONTAINING EXISTING STREAMS AND PROPOSED PONDS, AND A SECOND ALONG RANCH ROAD THAT WILL CONTAIN A SHARED USE PATH. THANK YOU. ITEM NUMBER TWO 3909 THROUGH 3911 BROADWAY SPECIAL USE PERMIT FOR OUTDOOR SEATING.

AND DOUG GROSSMAN, 1788 KILLDEER DRIVE, GROVE CITY, OHIO. THE APPLICANT IS REQUESTING APPROVAL OF A SPECIAL USE PERMIT TO ALLOW FOR THE ADDITION OF AN OUTDOOR SEATING AREA AT 3909 3911 BROADWAY. THIS APPLICATION EXAMINES THE OUTDOOR SEATING AREA ONLY, AND ANY OTHER BUILDING MODIFICATIONS OR SITE IMPROVEMENTS WILL NEED TO OBTAIN CERTIFICATES OF APPROPRIATENESS FROM THE BUILDING DIVISION. THE OUTDOOR SEATING AREA IS PROPOSED TO BE LOCATED IN FRONT OF THE EXISTING BUILDING, AND MEASURES APPROXIMATELY 700FT■!S. FIRST ONE WHEN DO YOU THINK THE FINAL DEVELOPMENT, YOU KNOW, FOR THE RENDERING OF THE BUILDING. THERE'S NOT REALLY GOING TO BE A WHOLE LOT CHANGING WITH THE BUILDING ITSELF. MOST OF IT'S INTERIOR. AND THERE'S REALLY NOT A WHOLE LOT EVEN CHANGES ON THE INTERIOR OF IT. IT'S IT IT SHOULD BE DONE. AND ARCHITECT I'M HOPING WITHIN THE NEXT WEEK OR SO. THEN WE'LL JUST SUBMIT IT TO GROVE CITY. BUT THE BASICALLY LOOKS OF THE OUTSIDE BUILDING REALLY WILL NOT CHANGE. IT'S MOSTLY JUST INSIDE STUFF. THE SECOND QUESTION WAS ON THE CHANGE ON THE PATIO. ORIGINALLY IT WAS 17FT AND WENT TO 20FT.

CORRECT. IS THAT JUST TO INCREASE THE AMOUNT? YEAH. WELL, AFTER TALKING TO LAURA SCOTT, GOING BACK AND FORTH ON THE SIGN THAT'S THERE NOW, WE CAN'T USE THAT EXISTING SIGN. SO THE REASON WAS 17FT IS BECAUSE THERE'S GOING TO BE TOO CLOSE TO THAT SIGN. AND SINCE WE'RE TAKING THAT SIGN OUT, WE JUST KICKED IT OUT TO A 20FT IS ALL. AND THEN THE LAST QUESTION IS JUST ON THE BOLLARDS ON THE YES, I KNOW THERE'S ON THE NORTH AND THE SOUTH, BUT WHAT ABOUT THE WEST, YOU KNOW, SIDE OF IT WHERE YOU'VE GOT TRAFFIC COMING UP AND DOWN. YOU KNOW, BROADWAY. IS THAT A REQUIREMENT THAT WE HAVE TO HAVE ANYTHING FOR THE, FOR THE WEST SIDE? NO, THERE'S NO ZONING CODE REQUIREMENTS IN TERMS OF BOLLARD PLACEMENTS. THE STANDARDS THAT WE ENFORCE ARE JUST BASED ON BASICALLY BEST PRACTICES AND WHAT WE'VE DONE FOR OTHER OUTDOOR SEATING AREAS.

WE DID LOOK AT A LOT OF THE OTHER OUTDOOR SEATING AREAS, PARTICULARLY IN THE TOWN CENTER.

BLUE WILLIES, THE A NUMBER OF OTHER OUTDOOR SEATING AREAS MUCH CLOSER TO BROADWAY DO NOT HAVE BOLLARDS ALONG THEIR BROADWAY FRONTAGE. THE SIDEWALK IS ALSO IN BETWEEN RIGHT THERE. IF WE'RE TRULY CONCERNED ABOUT CARS HOPPING THE ROADWAY AND THE CURB, RIGHT, I THINK WE HAVE SOME OTHER SAFETY ISSUES THAT WE PROBABLY NEED TO EXAMINE. SO WE WERE TRYING TO LOOK AT IT FROM THE MOST, YOU KNOW, APPLICABLE TO MAKE SURE THAT WE'RE BEING FAIR TO EVERYONE IN THIS CASE.

WE DID ASK FOR THEM WHERE WE WHERE THEY ARE SHOWN ON THE PLANS, JUST BECAUSE THEY ARE DIRECTLY ADJACENT TO A HEAD IN PARKING SPOT, OR WITHIN JUST A COUPLE FEET OF THE DRIVE AISLE TO GET TO THE REAR PARKING SPACE.
