SO THERE'S FOUR THINGS WE'RE REALLY SUPPORTIVE OF WITH THIS FIRST PROJECT IN THIS NEW NEW SHELL, THE CRA NUMBER FIVE INFRASTRUCTURE, THE DEVELOPER WE'RE LOOKING TO ENTER AN AGREEMENT WITH WILL PULL SIGNIFICANT INFRASTRUCTURE TO THIS UNDERPERFORMING AREA 2000FT, MORE THAN 2000FT OF WATER LINE AND MORE THAN 2000FT OF SANITARY. THAT WILL REALLY PROVIDE THE BACKBONE BACKBONE FOR FUTURE INVESTMENT IN THIS IN THIS AREA. ADDITIONALLY, THE WAY WE STRUCTURED THE AGREEMENT, THE DEVELOPER WOULD BE REQUIRED TO UNDERTAKE ANY WARRANTED ROADWAY IMPROVEMENTS ASSOCIATED WITH THIS PROJECT. THE SECOND REASON WE'RE WE'RE IN FAVOR OF THIS PROJECT IS FOR ECONOMIC DEVELOPMENT REASONS. WE ARE VERY COMPETITIVE IN THE SURROUNDING REGIONS, COMPETING FOR JOBS. I MENTIONED LAST TIME, THERE'S A TWO BUILDING SITE OFF GROVE CITY ROAD. THE FIRST BUILDING IS COMPLETELY BUILT AND FULLY FULLY ESTABLISHED WITH TWO MANUFACTURER USES AND ANOTHER USE AS WELL. SO WE NEED SITES TO COMPETE TO GENERATE REVENUE FOR THE CITY AND NOT ONLY TO COMPETE, BUT ALSO ALLOW FOR NEW JOB OPPORTUNITIES FOR RESIDENTS. THE THIRD REASON REALLY IS THE INCOME TAX. BEING A POST 94 CRA, IT ENABLED US TO TO NEGOTIATE A BASELINE SO WE KNOW BASED UPON THE AGREEMENT TERMS THERE, COMMIT TO A $9.79 MILLION OF PAYROLL WITHIN THE TWO BUILDINGS. IF THEY FALL SHORT OF THAT, THEY'LL MAKE A PILOT PAYMENT TO MAKE UP THAT DEFICIT. SO WE KNOW WHERE WE'RE STARTING.WE FULLY ANTICIPATE TO DO BETTER THAN THAT. AS I MENTIONED BEFORE, PRE 94 CRAS, IT'S 100% ABATEMENT FOR 15 YEARS. THIS IS TEN YEAR 75%. SO THERE'S 25% OF THE OF THE TAXES BEING GENERATED THAT WOULD PASS THROUGH TO THE DIFFERENT JURISDICTIONS. RIGHT NOW THE PROPERTY PRODUCES ABOUT $14,000 A YEAR IN PROPERTY TAX. ONCE IT'S FULLY DEVELOPED, WE ANTICIPATE IF EVERYTHING GOES ACCORDING TO PLAN, ROUGHLY $332,000 A YEAR IN PROPERTY TAXES BEING PASSED THROUGH NOT ONLY TO THE CITY, BUT ALSO TO THE TOWNSHIP SCHOOL DISTRICT.

SO THAT'S THAT'S GREAT. I LOVE SEEING SEEING THOSE NEW BUSINESSES HERE TO HELP WITH THE TAX BASE AND ALSO HELP BRING OTHER PEOPLE INTO INTO THE AREA.
